Board Notes – August 2022

Financials

The month of June expenses vs budget were on track. It was a break-even month. The only significant operating expenditure for the month was a $7,450 deposit for the deck being replaced on the Unit 1770, which was budgeted for. Once completed, the remaining half of the replacement cost will be released. Other projected upcoming expenditures include the removal and pruning of several trees and startup of repairs to Building 9.

Architecture

We are still working on the Unit 1770 deck and some other smaller projects. The work on the deck is now on hold due to vendor shipping delays of the needed Fibron deck boards and railing.

Insurance

Homowners, please take notice of this information concerning your homeowner insurance coverage. Article IX of our HOA By-Laws requires each unit owner to have full replacement value insurance coverage.

The last four units were sold for over $200,000, which is good news for all of us.  However, if your insurance coverage is for less than $150,000, you should contact your insurance agent about increasing your coverage. This suggestion is for your protection as well as that of your neighbors.

Letters have been sent to those owners whose coverage is less than the suggested minimum of $150,000. If this amount is less than this amount you should contact your agent about increasing the amount of coverage.

Thank you for your attention in this matter.

Swimming Pool

Just a reminder that everyone should leave the pool area as they found it, including the rope that separates the different depths in the pool. It should not be removed.

We have three new chaises on order, since two have broken within this season, however, they will not be delivered in time for this season.
