Notes from the Board – February

ARCHITECTURE REPORT FOR 2023

This was a year of accomplishments for the Huntington Woods community. We had over 17 requests from different homeowners and with the help of Gary Witherspoon, our contractor, we were able to complete all requests except 2, which came in during the last month of the year.

Our refurbishing of Building 9 has gone well, with only 2 decks and some painting left, which will be addressed start-ing in 2024.

In accomplishing the repairs on Building 9 and following our plan to refurbish all the buildings in numerical order, it became necessary to request the approval of an assess-ment of funds to stay on track. Homeowners responded by voting approval of the request for funds to continue our plan.

As Architectual Chair, I look forward to working with our new board members in keeping our community and your homes beautiful and safe.

LANDSCAPING

We signed a renewal contract with Outdoor Expressions for the 2024 year. This includes gutter cleaning twice a year, once in the spring and again in the fall after the leaves have fallen. I know this is probably not frequent enough for some units, but this is expensive and the HOA doesn’t have the extra money in the budget for another cleaning. If you feel your gutters need cleaning more often, then at your cost, you can have this done.

Pine needles and mulch will be put out in late February and into March. Outdoor Expressions also has a sub-contractor that sprays our lawns with a weed and feed application a couple times a year. Seeding will be done in the spring and again in the fall.

Please remember, if you want to make any landscaping changes, including bushes removed or planted, it needs approval from the Landscaping Committee.

Homeowners Insurance Coverage

Thank you to all that have turned in your current homeowner insurance information. If you haven’t, please do so this week.

As per Article IX (page 16) in our Declaration of Conditions and Restrictions, you are required to have full replacement insurance coverage on your townhome and provide the HOA with satisfactory evidence that coverage is in full force.

This is also covered in our Huntington Woods Homeowners Association Resident Handbook on page 5. Please review if you have any questions.

In 2013 the HOA Board voted on a resolution that past due charges of $10/day will be imposed on those failing to turn in current insurance information in a timely manner.
